Abstract

This study aims to determine the influence of the margin rate and Islamic financial literacy on the interest of the younger generation in purchasing housing through the "Griya Simuda" financing product at Bank Syariah Indonesia (BSI), both partially and simultaneously. A quantitative research approach was employed. Sampling was conducted using a probability sampling method, specifically cluster random sampling. Primary data were collected through questionnaires distributed to the younger generation in RW 03, Jurangmangu Barat Village, using a Likert-scale instrument; the final dataset comprised 140 respondents. Data analysis was performed using SPSS version 25, covering validity tests, reliability tests, classical assumption tests, and hypothesis testing. The results of the t-test for the first hypothesis indicate that the margin rate (X1) does not have a positive or significant effect on the younger generation's interest in purchasing housing through the "Griya Simuda" financing product at Bank Syariah Indonesia (BSI) (Y). Meanwhile, the second hypothesis shows that Islamic financial literacy (X2) has a positive and significant effect on the younger generation's interest in purchasing housing through the "Griya Simuda" financing product at Bank Syariah Indonesia (BSI) (Y). Furthermore, the third hypothesis test reveals that the margin rate (X1) and Islamic financial literacy (X2), when considered together (simultaneously), have a positive and significant effect on the younger generation's interest in purchasing housing through the "Griya Simuda" financing product at Bank Syariah Indonesia.
